Protect Your Investment

Whether it’s an Air BnB, student accommodation or a furnished rental, one thing for sure is the mattress & bed in the property is going be a highly used piece of furniture & probably one of the most valuable assets in the property after the TV & white goods


So how are you investing in this & taking care of it to protect its life & provide comfort & well-being for your tenants or vacation rentals? What’s the best way to purchase a mattress that is suited to your accommodation?


There are generally 2 buying options to consider


You get what you pay for


Buy Cheap & you may well regret it! Cheap mattresses can be a trap for false economy. By the time you have replaced a mattress 3 times over a 2–3-year period it will likely have cost you more money than if you had bought a better-quality mattress in the first place. These often have an extended guarantee as they are better quality. The cost of cheaper mattresses plus the charge for delivery & the take away of the old, all add up in terms of cost. Not to mention the recycling element as many of these mattresses are not 100% recyclable & then there’s the carbon footprint on top too! However sometimes this is the only solution for your budget & as a local Bed Shop in a high rental area our advice is to buy the best you can afford at the time with as long a guarantee as possible from a reputable manufacturer. Of course, come to us for advice on this!

Foam mattresses can really come into play here. They can be longer lasting & more resilient than its budget spring counterpart. There are plenty of good foam options available nowadays with many coming as roll ups. Some have springs whilst others are classic blocks of foam. Some are less depth than standard mattresses & work great on bed frames whilst others are more of a standard depth so will work well with a divan base. Our recommended choices are Kayflex Ecoflex 20cm & Komfi Unity Comfort 14cm. Depending on size these can generally be taken away so come with no delivery charges or wait time

             


Invest in the Long Term


The other option is to see the bed as an investment longer term especially if you are using your rental property for Air BnB & vacation stays that rely on reviews for bookings. According to the Ultimate Guide to the Perfect Air BnB Bed

It doesn’t have to cost the Earth to create this feel! Of course, you can go all out luxury & have a Pillowtop hotel feel mattress. These generally come with a minimum 10-year guarantee & will speak for itself in terms of comfort & beauty sleep appeal! We would recommend the Hypnos Luxe Pillowtop here as it’s the ultimate in luxury & certainly 5-star hotel feel without the 5-star price


However, if your budget doesn’t afford the luxury price ticket then there are plenty of “affordable luxury” range mattresses with a great comfort factor that can create the more luxurious feel too. This range is likely to have a 5–7-year guarantee & if a sprung mattress could be turnable so there are underside sleeping surfaces to use when the mattresses are flipped over & rotated. If you choose a mid-range foam mattress then they could have a forever guarantee depending on which company you go for & quite possibly a sleep trial so if they don’t work out, can be replaced. Some of them come with removeable covers which can be washed so an absolute win on the hygiene side! We would recommend a Nectar Hybrid Pro or a Classic Foam. We have both models in our showroom


Student Accommodation


Student rentals definitely seem to be top of the replacement churn in mattresses. Landlords tell us that this is often due to damage & hygiene so budget mattresses tend to be the only solution! (Once again Foam mattresses can come into play here!) Whilst damage is often unavoidable & difficult to prevent, the hygiene factor can be protected somewhat. When buying ANY mattress purchasing a mattress protector at the same time is the single most beneficial thing you can do for your mattress & your pocket! Waterproof, dust mite allergy prevention, cooling, thermo-regulating, static resistant & odour eating fabrics can go a long way in protecting the mattress from moisture, spillages etc. Whilst mattresses cannot be put in a washing machine, the only other option is a professional bed cleaner

 

Even then most manufacturers will pledge that this is not actually a great thing to do as they spend a lot of time designing & building mattresses to keep moisture out so introducing a wet cleaning system could actually let moisture in!


Protect Your Investment


The best thing about mattress protectors & we only recommend & sell Protect-a-bed ones, is when purchased with the mattress, it protects the guarantee on the bed. If a bed with a 5-year guarantee fails due to a manufacturing fault & has NO protector on it, any spillage damage at time of inspection means many manufacturers won’t uphold their guarantees. Therefore, for a small additional investment of £50-£70 for a mattress protector is a great one! If yours is not protected then doing it NOW will protect it from further hygiene damage in the future & should be an absolute must addition to any rental properties’ mattresses
